KFC Bundaberg East is a 274m2 free-standing restaurant with 40 car bays for customers dining-in, and a 13 stack drive-through lane with two customer order points for take-away orders.

The restaurant is Bundaberg’s second free-standing KFC outlet and was developed due to the high demand for its fast food.

Its architectural and interior design forms part of the franchise’s new front-of-house brand upgrade.

Australian Framing Solutions (AFS) has built over 15 KFC fast food restaurants for Collins Food Group, partnering with various builders to deliver the construction projects.

The AFS team identified challenges with the roof design and leveraged its expertise to engineer a unique solution that allowed improved access for mechanical services during and after construction.

AFS delivered the project on time and under budget, within just eight days.

Challenges

    Free-standing KFC fast food restaurant delivery was required in a strict four month timeframe.
    Heavy loads on the roof were identified as a design and construct issue.
    Limited space in low pitched roof for heavy mechanical units and large ducts presented an engineering challenge. Mechanical services would need to be pushed into the roof space which would interfere with the trusses.
    AFS ceiling bracing (wind trusses), were not applicable due to the shallow roof which required a new design.
    Limited availability of suitable local resources.

Consultation and Collaboration

AFS, AIREPLUS, and WPB Architects, have a history of working together successfully to deliver fast food outlet builds. Through in-depth discussion on requirements, AFS designed a unique roof design that delivered a higher quality result for the project and still met architectural intent.
Bespoke Engineers were unfamiliar with Scottsdale design software used by AFS. In order to facilitate a smooth construction program, the AFS team proactively engaged the engineers to provide training.

The Solutions

In the original project drawings, heavy mechanical units and large ducts wereto be placed within a shallow roof space which would cause access problems for mechanical and service installation and ongoing maintenance post construction.
AFS engineered a new unique roof solution for the 274m² free-standing KFC restaurant which reduced applicable structural steel down to the essential. This returned significant cost savings back to the builder, Dunemann Constructions (Dunemann).
The design used a combination of light gauge steel trusses and ceiling strapping to ensure structural integrity. The design allowed easier access and greater space for AIREPLUS and other trades to install and maintain mechanical and other services during and after construction. Strapping was installed without interfering with any of the mechanical units.
AFS operates in a socially responsible way and always attempts to engage the local workforce where it is delivering projects. On this occasion, AFS combined a mix of local tradespeople, managed by and supplementing AFS’s own crew, to deliver the installation.

Outcomesand Results

AFS’s experience in this type of project resulted in the design, engineering,
manufacturing and installation (DEMI) processes all delivered with ease.

AFS provided value to the project and Dunemann through its innovative light weight steel frame solution, which resulted in more efficient integration of services and facilitated ongoing maintenance.
The solution lowered framing costs for Dunemann and was delivered on time and under budget.
AFS light weight steel frame installation was completed in just 8 days.
