Challenges

    High-profile, large 6,500m² project.
    Statutory and unique design requirements for medical use such as double fire rated walls and strengthened walls.
    Complex access and logistic issues resulting from the project’s location within the larger SCUH development where 5,000 workers completed the full project.
    Limited space on site posed logistical challenges for deliveries.
    Difficult roof design for mechanical and service installation as well as maintenance post construction.
    Roof needed to disperse large volumes of water given sub-tropical climate of the Sunshine Coast region.
    It was essential to meet the Queensland Department of Health requirements including employment of trainees, licences and safety legislations.

Consultation and Collaboration

Early consultation with the builder, LendLease, and architect, Sunshine Coast Architects, resolved challenges and concerns without impacting the construction program.
In-depth collaboration was critical to ensure access through the greater Hospital site for AFS frame deliveries. It was also key to coordinate cranage to transport frames for installation across the site.
Sunshine Coast Architects leveraged the AFS team’s experience to improve their coordination with trades. AFS guided the architects through best practice and highlighted opportunities to consider.
LendLease and AFS formed a strong partnership and maintained close contact throughout each stage of the design, engineering, manufacturing, and installation (DEMI) process. This enabled a cohesive design and project outcome.

The Solutions

AFS’s design incorporated a working platform and raftered roof to all hallways of the 6,500m² Mental Health Unit which allowed electrical, plumbing, mechanical and other services to be installed ahead of the construction schedule. The design also provided easy access for services to be maintained post construction.
Details that were unique to this build included double fire rated walls and strengthened walls.
A unique roof design was engineered to quickly disperse large volumes of water to gutters and drains.
AFS holds all relevant licences and its employment strategy complies with all government requirements.

Outcomesand Results

The SCUH was the largest building project being undertaken in the Southern Hemisphere at the time. AFS delivered the signature Mental Health Unit on time, on budget, and with zero variations.
Logistics for such a significant sized project posed challenges associated with the number of trades, machinery and vehicles operating on the large site. On-site access and available space for deliveries were limited. AFS coordinated logistics closely with LendLease to ensure well-timed drop as required by the builder, reducing stockpiling on site to a minimum.
AFS off-site pre-fabricated frames meant site was kept clean during installation.
All statutory requirements and specific codes were complied with.

The Sunshine Coast University Hospital (SCUH) Mental Health Unit is a 54 bed facility located on the south of the $1.8B precinct.

SCUH is a new multi-award winning public tertiary teaching hospital, developed by the Queensland Department of Health to meet the growing demand for health services in the region.

The Mental Health Unit offers inpatient services including the Sunshine Coast’s first inpatient child and adolescent capacity. It has several courtyards, activity rooms and a gymnasium.

The architectural intent was to create a building that genuinely belongs to its community and place. Views to the outside provide relief for patients and staff.

Australian Framing Solutions (AFS) worked closely with LendLease to manage complex logistics that facilitated speedy installation.

AFS collaborated with Sunshine Coast Architects to improve upon the roof design ensuring greater access and space for services.
