Project Goal: Design, engineer, manufacture and install 263 two storey terrace homes. Principal AFS Products: Wall framing, floor joists, structural framing, roof trusses, ceiling panels all made from TRUECORE® steel, and other structural steel beams.Complete Project Timeframe: Four stage development over 18 months, reduced to 16 months.

VUE Terrace Homes is one of the largest projects undertaken by developer Robina Group. The gated, master-planned community sits on an elevated podium concrete slab 5.6-hectares in size, which is the largest in the Southern Hemisphere. The community boasts uninterrupted views of the adjacent, newly upgraded Robina City Parklands from its central leisure area and perimeter homes.  Working together with Hutchinson Builders (Hutchies) across four development stages, Australian Framing Solutions (AFS) designed, engineered, manufactured and managed complex logistics to deliver light weight steel frames for 263 Robina Group signature two-storey terrace homes over a 12-month period.
Each home consisted of three bedrooms, two multi-use living and study areas, two elevated balconies and two-car garages.
AFS surpassed expectations of efficiency - specifically in scalability, innovative problem solving, timely delivery, and commitment to quality outcomes.


Challenges


    A multifaceted project scope of 263 terrace homes to be built over four development stages.
    The original architectural design called for high cost structural steel.
    The project timeline introduced complex logistics. 
    Hutchies required a large volume of frames to be delivered to site simultaneously as part of the build schedule.
    AFS’ customised service delivery contributed to compressing the program to a 16-month delivery from the original 18-month program. 
    The Design team scaled to manage the large volume of detailing work.
    AFS provided the capacity to manufacture quality steel frames at an increased rate to supply high quantity order, within specific and tight timeframes.  

Consultation and Collaboration

Through detailed discussion with Hutchies early in the planning phase, AFS provided insights into the benefits of light gauge steel to the builder and the developer.
AFS established the required resources and assisted with planning and outcomes management. It provided evidence of financial stability as a partner, capacity to scale, ability and commitment to meet and deliver the proposed scope of works.
An exciting area of collaboration resulted in innovative problem solving. Hutchies required delivery of large volumes of frames to site simultaneously to install immediately and stay on track of the construction program. However, the number of installers and trucks required would likely reduce productivity. AFS was able to steadily supply the installers with a just-in-time strategy, drawing from sufficient on-site stock that installers could access on-demand.  During construction, AFS placed a fulltime Project Manager on site to maintain communications, streamline logistics and assist with any concerns on the ground.
By sign-off, Hutchies had an advantageous solution, an efficient program, and a framing partner they could rely on.

The Solutions

The AFS team thrives on complex, high profile and multifaceted projects.
The team established a solution that exceeded customer expectations on efficiency, budget and deadlines.
Through collaboration with AFS in the early design phase, Hutchies agreed to substitute most of the structural steel with light gauge steel frames which returned a significant cost savings to them.
To meet the evolving development stages, AFS scaled-up its design team.
AFS also increased its manufacturing output to ensure project timelines were met. AFS’s 6-Step quality control measures safeguarded the results. To speed up installation and avoid overcrowding of transportation vehicles and installers on site, AFS manufactured ahead of time to supply small stockpiles of frames on site, enabling on-demand access for installers. AFS coordinated extra transport resources to regulate the rate of delivery and carefully manage demand.

In line with the complexity of this project and accelerated program, AFS placed a full time Project Manager on site for the duration of the project to guarantee quality outcomes.

Outcomesand Results

AFS advised Hutchies on alternative design methods including substituting applicable structural steel with light gauge steel frames, which returned significant cost savings to Hutchies.
Outcomes management, collaboration and innovative problem-solving led to reliable product delivery ahead of program which created efficiencies for Hutchies such as maintaining the program ahead of schedule to enable following trades to flow through without delay.
Local representation of AFS’s fulltime Project Manager on site boosted communication and enabled collaboration with key site stakeholders, the AFS factory and installers compressing the critical path.
